Ending a tenancy

When does a tenancy end?

A tenancy may end when the -

  • tenant moves out (vacates premises),
  • landlord makes application, the Tribunal issues a possession order and the tenant vacates the premises
  • landlord obtains a possession order and purchases a warrant which results in the tenant/resident being removed from the premises.

In essence, therefore, a tenancy does not end until a tenant has moved or is moved from, the premises.


Despite any Act or law to the contrary, a tenancy agreement does not terminate and must not be terminated except in accordance with the Act (section 216)
